The B2B Guide to Council Approvals & Importation

Importing commercial modular structures into Australia requires strict adherence to the National Construction Code (NCC) and Australian Border Force regulations. We make the complex simple.

The 4-Step Deployment Pipeline

From feasibility to final site certification. We provide the documentation; you manage the local deployment.

01

DA & Site Feasibility

Before ordering, consult your local certifier or town planner. We supply preliminary architectural drawings and floor plans to support your Development Application (DA) or Complying Development Certificate (CDC) process.

02

AS/NZS Engineering Pack

To obtain your Construction Certificate (CC), we provide comprehensive AS 4600 structural steel certifications, NatHERS thermal equivalency data, and WaterMark compliance documents for the modular build.

03

Import & Customs Clearance

We handle the CIF ocean freight. Our logistics team ensures all timber packaging (if any) is ISPM 15 compliant and manages BMSB (Stink Bug) fumigation protocols mandated by the Australian Border Force (ABF).

04

Site Installation & OC

Once landed, units are craned onto prepared footings. Local licensed trades plug into external MEP points, paving the way for your certifier to issue the final Occupation Certificate (OC).

State-Specific Modular Regulations

Navigating secondary dwellings, eco-tourism resorts, and granny flats across different states.

New South Wales (NSW)

Under the Affordable Rental Housing SEPP, secondary dwellings (Granny Flats) up to 60sqm can often be approved within 20 days via a CDC, making our 20ft and 30ft Apple Cabins highly lucrative for developers.

Queensland (QLD)

Recent council amendments now allow secondary dwellings to be rented to non-family members in many LGAs. Our cyclone-rated chassis are perfectly suited for QLD's stringent coastal and northern wind load requirements.

Victoria (VIC)

Recent reforms to the planning scheme have removed the need for a planning permit for Small Second Dwellings (up to 60sqm) in most residential zones, drastically accelerating B2B project timelines.
